MINUTES OF THE BOARD OF DIRECTORS MEETING OF OREGON WASHINGTON COMMUNITY ASSOCIATION MANAGERS (OWCAM) HELD ON APRIL 10, 2007, IMMEDIATELY FOLLOWING THE MEMBERS MEETING, HOLIDAY INN, PORTLAND OR.

PRESENT:
Steve Brodehl, President
David Hummel, Vice President
Lisa Campbell, Secretary
Jim Main, Treasurer
Rich Thompson, Executive Director
ABSENT: Steve Barber, Director
Ron Balash, Past-President Advisor

I. CALL TO ORDER
Steve Brodehl called the meeting to order at 10:00 A.M.

II. FINANCIAL REPORT
Jim Main reported that there is approximately $7000 in net income from the EXPO that he is working on capturing.
Rich Thompson reported that 9 companies did not renew from 2006. There have been approximately 5 new affiliate members that joined since.

III. EXECUTIVE DIRECTOR
Steve Brodehl reported from the Admin committee. The position will start June 1st part time and September 1st, 2007 fulltime. The expense for the costs were discussed.

COMMITTEE REPORTS
1. Education & Certification - David Hummel
David spoke about the BAM and that the legal piece is ready for review by the Board. The credentialing should come from the Board. Maintenance, Finance, and Risk Management are three more courses being developed. BAM is a 2-day course and there is a 1-day legal. Lisa Campbell will contact CAI for recognition for time the managers attend.
The Educational Committee will continue working on the three additional modules. The Admin Committee will review the costs, state recognition, and the details of the program.
David will check on teaching facilities. Discussion ensued adding a continual legal section as part of the Expo.
Rich Thompson will send to the Board a proposal for OWCAM to advertise in Regensis.

IV. ANNUAL MEETING
A discussion ensued regarding the agenda of the Annual meeting. There will be state of the union address, committee reports and the election of three Directors. The meeting is scheduled for June 12, 2007

V. NEXT MEETING DATE
The next Board meeting was scheduled for May 1, 2007 at 10:00 AM in the offices of Forest Heights. Jim Main will send out directions.

VI. ADJOURNMENT
With no further business to discuss, the meeting was adjourned at 10:05 AM.
