MINUTES OF THE BOARD OF DIRECTORS MEETING OF OREGON WASHINGTON COMMUNITY ASSOCIATION MANAGERS (OWCAM) HELD ON NOVEMBER 7, 2006, IN THE OFFICES Of NW COMMUNITY MANAGEMENT, 17700 SW UPPER BOONES FERRY ROAD, SUITE 120, TUALATIN OR.

I. CALL TO ORDER
Steve Brodehl called the meeting to order at 8:57 A.M.

II. APPROVAL OF PREVIOUS MINUTES
Agreed
Upon motion made by David Hummel, seconded by Jim Main, and unanimously carried, the minutes of July 11, 2006 Board of Directors Meeting was approved as submitted.
Agreed
Upon motion made by David Hummel, seconded by Jim Main, and unanimously carried, the minutes of September 12, 2006 Board of Directors Meeting was approved as submitted.

Upon motion made by Jim Main, seconded by David Hummel, and unanimously carried, the minutes of September 26, 2006 Board of Directors Meeting was approved as submitted.

III. FINANCIAL REPORT
Jim Main reports that OWCAM’s bank account is still in process of transferring to NW Bank. Jim Main updated OWCAM’s financial records from the information turned over from George Carter. The money in NW Bank will be invested in CD’s per the recommendation of NW Bank.

IV. 2007 BUDGET
The Board reviewed the proposed budget presented by Rich Thompson.

Upon motion made by Lisa Campbell, seconded by Steve Barber, and unanimously carried, the 2007 budget was approved.

V. NEXT MEETING DATE
The next Member Meeting is to be held on December 12, 2006 at 8:00 AM.
The next Board Meeting is to be held on January 9, 2007 at 8:30 AM at Steve Barber’s office.

VI. ADJOURNMENT
With no further business to discuss, the meeting was adjourned at 10:00 AM.
